Protect yourself—and the property.

These general precautions supplement your lease and property-specific notices. They do not confirm that lead-based paint or asbestos is present, and they do not replace any disclosure or document required by law.

No unauthorized alterations or repairs

Obtain prior written approval before painting, drilling, mounting items, changing locks, installing equipment or fixtures, repairing building systems, or hiring a contractor or handyman. Reporting a problem does not authorize you to perform the work. This rule does not limit your right to request repairs or management's obligations under the lease and applicable law. In an immediate emergency, take only reasonable temporary steps needed to protect life or prevent imminent major property damage, then contact emergency services and management as soon as it is safe.

Lead-based paint precautions

Promptly report peeling, chipping, cracking, or otherwise damaged paint. Do not sand, scrape, drill, cut, or otherwise disturb painted surfaces without written approval. For housing covered by federal law, required lead information, records, and disclosures are provided separately during the lease process; this website notice does not replace them.

Asbestos precautions

Some older building materials may contain asbestos. This notice does not mean asbestos has been confirmed at the property. Do not sample, sweep, vacuum, drill, sand, cut, remove, or otherwise disturb suspicious or damaged material. Leave it alone, keep others away when practical, and report it promptly so it can be evaluated by an appropriate professional.

How do I report a routine maintenance problem?

Email admin@aspremierproperties.com with your name, property or unit, the affected area, when the problem began, a clear description, and photos if they are safe to take. The planned online maintenance form will be added in a later phase.

What should I do in an emergency?

Leave the building and call 911 from a safe location for fire, a suspected gas leak, a medical emergency, immediate danger, or another threat to life or safety. Contact the appropriate utility emergency line when applicable. Do not wait for an email or voicemail response before seeking emergency help.

How do I report an urgent building issue?

After contacting emergency services when necessary, use the emergency contact information provided directly in your lease or welcome letter for urgent building conditions such as an active leak, loss of an essential service, a broken exterior lock, or a serious electrical concern. Email is appropriate for routine, non-emergency requests.

May I make a repair or hire someone to do it?

No. Do not repair, replace, disconnect, or modify property systems, appliances, or fixtures, and do not hire a contractor or handyman, without prior written approval from management. Sending a request or receiving an automated acknowledgment is not approval. You may always report a condition and request that management arrange a repair.

May I paint, drill, mount a television, or install equipment?

Prior written approval is required before painting, drilling, fastening, mounting, changing locks, installing fixtures, antennas, cameras, appliances, or other equipment, or making any alteration to the property.

What should I do about damaged paint or suspicious building material?

Stop work, keep the area undisturbed, and notify management promptly. Do not sand, scrape, drill, cut, sample, sweep, vacuum, or remove the material. Share photos only if they can be taken without touching or disturbing the area.

How should I report leaks, moisture, mold, pests, or electrical hazards?

Report them promptly with the location, when you first noticed the condition, whether it is getting worse, and photos when safe. For sparks, smoke, a burning odor, an active major leak, or immediate danger, move to safety and contact 911 or the appropriate utility before contacting management.

What if a smoke or carbon-monoxide alarm chirps or malfunctions?

Never disable, cover, remove, paint, or tamper with an alarm. Report chirping, damage, or malfunction promptly. If an alarm sounds or you suspect smoke or carbon monoxide, leave the building, call 911 from a safe location, and follow emergency instructions.

May management enter when I am not home?

Management will coordinate lawful access as appropriate for the request and situation. In your maintenance email, state whether you authorize entry or want to be contacted first. Emergency access and other rights are governed by your lease and applicable law.

How do I request an accessibility accommodation or modification?

Contact admin@aspremierproperties.com to start the request. You do not need to include sensitive medical details in an initial email. The prior-written-approval rule does not prevent residents from requesting a reasonable accommodation or modification under applicable law.
